RENTAL ASSESSMENT

A representative will visit your property to carry out a rental assessment. From this they take location, condition and current demand into account. Our representative will discuss potential tenants and whether you will allow pets, children, smokers, Housing Benefit, etc.

ADVERTISING SIGNS

Arrangements will be made for a ‘TO LET’ board to be erected which will assist in finding a tenant quickly unless you notify us otherwise.
TENANT SELECTION

Tenants will be carefully selected - financial and employment references being obtained as required. All viewings will be accompanied. In certain circumstances a Guarantor will be required.

TENANCY AGREEMENTS

An Assured Shorthold Tenancy Agreement will be drawn up in most instances and the necessary Notices will be served. If breaches of covenants or arrears require us to take legal action we will normally only do so after discussing the matter with you and you would liaise with your lawyer. Any legal fees would be your responsibility.

We always try to renew Tenancy Agreements after the initial term has elapsed.
